Most rear dormer loft conversions fall under Permitted Development (PD) — meaning you don’t need full planning permission if your property meets the following conditions:
- The dormer does not extend beyond the plane of the existing roof slope facing the road.
- The dormer does not exceed 40 m² for terraced houses or 50 m² for detached and semi-detached homes.
- Materials used are similar in appearance to the existing roof.
- The dormer is set back at least 200 mm from the eaves.
- There is no balcony or veranda (balconies require full planning consent).
- The height of the dormer does not exceed the highest part of the roof.
