Being a regulated installer, we have put together a guide to make sure you are fully aware of the legalities and regulations that govern and control attic and loft conversions.

WHAT IS BUILDING CONTROL?

Building control is our nation’s authority and any work carried out that requires a structural alteration should meet current building codes and regulation requirements.

Building Control ensures that buildings are designed and constructed in accordance with the Building Regulations and associated legislation, and they police all types of construction to ensure that work is completed to the required standard, and that all changes are registered.

FOR LOFT AND ATTIC WORKS THE REGULATIONS ARE AS FOLLOWS:

  • That the structural strength of the new floor is sufficient.
  • That the stability of the structure (including the existing roof) is not endangered.
  • Airflow and ventilation is sufficient.
  • Safe escape from fire (fire corridor or fire doors).
  • Safely designed stairs to the new floor.
  • Reasonable sound insulation between the conversion and the rooms below.
  • Electrical testing certificates.

WHAT REQUIRES A BUILDING CONTROL INSPECTION?

A BUILDING CONTROL INSPECTION IS REQUIRED WHEN:

  • Trusses are removed from the attic or loft space.
  • Structural changes are made to the building.
  • Non-habitable storage conversions where trusses are removed, or structural changes are made.
  • Conversions that will be used for habitable purposes.

WHAT IS THE DIFFERENCE BETWEEN STORAGE AND HABITABLE LOFT CONVERSIONS?

A storage conversion must only be used for storage purposes. Non-habitable or Storage conversions must not appear to be habitable and we must have minimal fixtures and fittings. They must be only drylined and not plastered and must have a fold away staircase not a fixed one.

Habitable spaces must have an appropriate means of escape and a minimum head height of 2 metres is required. Habitable loft conversions and hobby rooms can be used as another bedroom.

This is because safety measures are put in place to ensure your loft conversion is just as safe as any other room in your house.

WHAT BUILDING CONTROL DOES MY ECOTRUS SPACE REQUIRE?

STANDARD STORAGE PACKAGE:

No inspection is required. We can self-certify and guarantee all work unless structural changes are made to your property.

ECO STORAGE PACKAGE:

No inspection is required. We can self-certify and guarantee all work unless structural changes are made to your property.

DELUXE STORAGE PACKAGE:

Non-habitable conversion inspection by Building Control is optional. We can self-certify and guarantee all work unless structural changes are made to your property.

HOBBY ROOM/OFFICE/LIVING SPACE:

Habitable inspection required by Building Control

BEDROOM:
